About Mapping Arlington

The Arlington County portion of this regional map is a work in progress. Deeds of dedications for a new subdivision typically applied racially restrictive covenants to all lots being platted –this expedited our research for many parts of Arlington. To begin the research process for Arlington County, we identified and geolocated racial covenants contained in subdivision deeds of dedication and comparable subdivision-level land records. 

  • Using a list of Arlington County subdivisions from 1900 – 1968, we conducted searches of the digitized land records in Arlington County’s ROAM database.  
  • We recorded the land records that contained racially restrictive covenants including: the deed book and page, covenant language, date of recording, and legal description for the property (parcel, block, lot).  
  • Legal descriptions on the deeds were matched with the legal descriptions appearing for each Arlington land parcel, as it appears in the Arlington County Address Point data. This enabled us to geolocate racial covenants at the parcel level. 
  • The regional map uses current public polygon and address data from the following Arlington County Open Data sources: Address Points & REA Property Polygons.

To date, we reviewed deeds of dedication for known subdivisions. Our research suggests that in addition to racial restrictions covering lots at the subdivision-level, other individual Arlington lots were restricted by racial covenants. We are currently working through the subdivisions for which bargain & sale deeds included racial covenants; some of these subdivisions appear below.  In addition, portions of residential developments were re-subdivided, with covenants placed on individual lots at the time of the re-subdivision.

The regional map will be updated periodically to reflect covenant data collected for additional areas of Arlington County. Until the research is complete, no accurate assumptions can be made about the relative proportion of racial covenants mapped to the County’s total number of land parcels.
